Terms & Conditions

  1. Tenants must agree to look after the cottage, leave it clean and tidy and to report any breakages, which they will have to pay for. This is the main condition of acceptance of any booking.
  2. Damage Deposit - We take a £150 damage deposit (which is held as a cheque which we don't bank) which is returnable after the holiday if the cottage is left in the condition it was found in. In the event of extra cleaning or items to replace we will inform you immediately, bank your cheque and return any balance you are due.
  3. Bookings
    1. A deposit of £100 per week or part week to be paid when the booking is made.
    2. The balance of the rent is due six weeks before the commencement of the holiday. If we do not receive your balance by that date we may assume you have cancelled your booking and will try to re-let the property.
    3. Once a booking is confirmed by ourselves a contract is then deemed to be formed between the tenant and ourselves.
    4. If you book within 6 weeks of your holiday the whole rental is required as a condition of booking.
  4. Cancellation by Ourselves - In the unlikely event that your holiday accommodation becomes unavailable due to reasons beyond our control we will inform you immediately and offer alternate weeks or a refund of all monies paid. We accept no other liability if cancellation due to reasons beyond our control occurs.
  5. Cancellation by Tenants - Once the balance has been paid it is non-refundable if you cancel. If we manage to re-let the property we will refund you the balance paid less the deposit.
  6. Occupancy - The property is offered only on the understanding that no more than the maximum number of people indicated in the brochure shall use it.
  7. Smoking is not permitted inside the house.
  8. Linen & Towels are provided.
  9. Utilites are included in the rental cost.
  10. Liability - No liability is accepted in respect of loss or damage to the client or any member of the party, their baggage, car or contents resulting from riot, war, strikes, adverse weather conditions or sickness or injury or for loss or damage by a third party.
  11. Complaints - If it is felt that there are reasonable grounds for complaint about our holiday home we must be contacted immediately so that appropriate action can be taken. No such matters can be dealt with after completion of your holiday.
  12. Access - The property owner or their representative shall be allowed access to the holiday accommodation at any reasonable time for essential maintenance. Wherever possible this would be by prior arrangement.
